What is a Structural Integrity Reserve Study (SIRS)?
A Structural Integrity Reserve Study (SIRS) is a visual inspection of essential structural elements in buildings, focusing on their condition and estimating the remaining useful life and replacement costs. In Florida, as per Senate Bill 4-D, SIRS is mandatory every 10 years for condominiums and co-ops with three or more stories. The study covers:

Roof
Primary structural systems and load-bearing walls

Plumbing and electrical systems
Windows and exterior doors
Other components with deferred maintenance or replacement costs exceeding $10,000

Yes. We regularly help boards correct or replace rejected reports by identifying compliance gaps and delivering a regulator-ready study that meets current requirements.
Alliance Reserve Studies is known for having one of the highest first-time acceptance rates in the industry. Our reports are prepared with regulatory requirements in mind from the start to avoid rejections and rework.
Pricing depends on your property’s size, scope, and requirements. We provide a clear, fixed proposal upfront, with no hidden fees or surprise add-ons. The best way to determine cost is to book a consultation.
After a proposal and on-site assessment, draft reports are typically delivered in 45–60 days, with final delivery around 100 days, depending on complexity. Boards also receive year-round support after delivery.
It is recommended to update a Reserve Study every 3 to 5 years, or sooner if significant changes occur in the community or its components.
