Florida Condo Safety Legislation

In response to statewide safety concerns, Florida has introduced strict requirements for condominium and HOA buildings. These include Milestone Inspections for older structures and the Structural Integrity Reserve Study (SIRS) mandate, ensuring associations set aside adequate funds for critical repairs.

What This Means for You
Milestone Inspections

Required for condo buildings three stories or higher once they reach 30 years of age (25 years if located within 3 miles of the coast), and every 10 years thereafter.

SIRS Requirements

All condo and cooperative associations with buildings three stories or higher must complete a SIRS by the end of 2024, with updates every 10 years.
